Fairfax Place, Murray Place and Murray Green
Launched in August 2021, Fairfax Place and Murray Place introduced ThamesWey’s first Sheerwater homes – two apartment buildings with a shared podium garden, secure underground parking, EV charging and bicycle storage.
Fairfax Place offered one and two‑bedroom EPC B-rated apartments at full market rent. Murray Place provided one, two and three‑bedroom EPC B-rated apartments at social‑equivalent rents. Both buildings are connected to ThamesWey Energy’s district heat network, supplying heating and hot water to every home.
Murray Green completed the cluster with ten substantial three‑bedroom townhouses, each spanning three floors with a private courtyard and direct podium-garden access. Five homes were let at full market rent and five at social‑equivalent rent, all EPC B rated.

New Woodlands

Opened in December 2023, New Woodlands was ThamesWey’s first independent-living development for residents aged 60+. Its 68 discounted-rent homes provide genuinely accessible and well-managed accommodation, with communal spaces residents can shape themselves without the responsibilities of home ownership. Strong demand means New Woodlands is typically fully occupied.
Guild Lodge
Guild Lodge sits above ground‑floor retail space within the wider Sheerwater mixed‑use regeneration scheme. Launched in January 2024, it offered seven split‑level homes of a type rarely found in the rental market.
Each home extends to around 103 square metres across two levels, with a vaulted living space, balcony and two bathrooms. Six homes are three‑bedroom properties and one is a two‑bedroom home. All were offered at full market rent, with optional parking.

Merchant House, Pine Grove and The Reeds



Merchant House delivered 39 high‑specification apartments above commercial space in the Red Phase development, all connected to the district heat network and finished to ThamesWey’s established Sheerwater standard.
Pine Grove added a quiet mews of ten two-storey houses arranged in two facing rows, each with a first-floor private terrace and most with two parking bays. All homes were offered at full market rent, providing generous space and privacy – rarely found in purpose‑built rental housing.
The Reeds introduced 77 EPC A rated family homes beside the Basingstoke Canal, ranging from two to five bedrooms and offered at both full market and social‑equivalent rents. Every home includes an air‑source heat pump, solar PV panels, a private garden and an EV charging point.
Yellow Phase

The final and largest Sheerwater development, Yellow Phase launched in October 2024 with 187 apartments – 102 at affordable rent (80% of market rate) and 85 at full market rent. All homes are connected to the district heat network and built to the same high specification as Merchant House.
A substantial private podium garden sits at the centre of the development, with secure underground car parking, EV charging and dedicated bicycle storage below.
