Our Refund Policy
A holding deposit of £100 is payable to reserve a property while referencing and pre-tenancy checks are carried out. It is taken and held in accordance with the Tenant Fees Act 2019.
If your tenancy goes ahead, the holding deposit is put towards your first month’s rent or your tenancy deposit.
If your tenancy does not go ahead, your holding deposit will be refunded in full within 7 days, unless one of the limited circumstances in which the Act allows us to retain it applies. Those circumstances are: you provide false or misleading information that we are reasonably entitled to take into account; you fail a Right to Rent check; you withdraw from the application; or you fail to take all reasonable steps to enter into the tenancy when we are doing the same. Where we are entitled to retain the deposit, we will write to you within 7 days explaining why.
